New development in Lindale weeks away from groundbreaking


LINDALE, Texas (KLTV) – Nearly 70 acres North of I-20 in Lindale will be developed for retail spaces, restaurants, apartments, offices and more in the coming years. The groundbreaking will take place on February 7.

The first business to buy a part of the site is The Texan – a one-stop-shop with gas pumps, a convenience store and a restaurant. No other tenants have been announced as of Thursday.

“We’ve had a lot of interest. We’ve really been marketing it for quite a, quite a bit of time, and, you know, in a small town it takes time,” said Lindale Economic Development Corporation President Susan Gill.

The developer Lindale Partners LLC purchased the lot for around $5,000,000. Together with the city and Lindale EDC, the first phase will include the construction of an East to West thoroughfare road as well as the expansion of Harvey Road to four lanes.

“This Tyler-Lindale area in general, I mean, East Texas is definitely booming. This area is really the epicenter of that,” said managing partner of Lindale Partners LLC Marlon McMakin. “What we’re trying to do is bring the services to, you know, take care of those folks who decide they want to make Lindale their home.”

The location off I-20 adds to the economic potential of the development.

“Our goal is to add to the tax base in Lindale so that we’re sharing the cost of development and the cost of taxes across a broader base, and to generate sales tax and to provide more services for our citizens so that they have more choices,” said Gill. “Our mayor would like a Chuy’s.”

McMakin estimates a majority of the lot will be developed and have construction complete in the next five years generating what he estimates could be tens of millions of dollars.
